On Wednesday morning this week I listened to fund manager guys from Marriott. One of the speakers was a chap from the UK who came to speak to us about the physical properties that are part of their offshore investment offerings. For each property, he gave details such as size of building, industry type occupying it, details of the lease agreement and initial yield obtained at purchase.

It is important for the actual properties in property portfolios to have this sort of regular scrutiny: tenant types, leases, occupancy rates, rental increases and levels of foot traffic experienced if it is a shopping mall.

So far this year I have listened to the clever people from Prudential, Orbis, Allan Gray, Nedgroup Investments, Foord and Marriott. Large, First World companies are still the pick of global assets, particularly consumer companies.
